Clogged stormwater filters fail silently, and quietly put your site out of compliance.

A stormwater filter is the last thing standing between your parking lot and the creek behind it. When the cartridges clog, the vault bypasses untreated runoff straight to the MS4, and the property quietly drops out of compliance with the water-quality permit on its post-construction file.

Most commercial treatment vaults in Texas were specified once, signed off at substantial completion, and then forgotten by everyone except the auditor. Contech StormFilter, ADS BayFilter, Oldcastle, Stormtech, Aquashield, and the dozen smaller proprietary systems on the market each use a different cartridge geometry, different media chemistry, and a different service interval. A crew that shows up with the wrong cartridge in the truck wastes the visit and leaves your site bypassing.

We service every major proprietary system in the Texas market. Before we mobilize, we pull the original design specs and the last service record so the cartridge model, size, and count are confirmed at the desk, not at the manhole. On site, a confined-space-certified crew performs a pre-service flow check, swaps media to OEM specification, pulls spent cartridges and packages them under the correct waste manifest, then verifies post-service flow before backfilling the lid.

Every visit closes with a service record filed to the City of San Antonio (or whichever MS4 regulates the site) when the local program requires it, and a copy lands in your post-construction stormwater compliance file. The next inspection, audit, or property sale, the paperwork is where the next person needs it to be.

    Service record filed with the MS4 when required and added to your post-construction compliance file with photo log and signed manifest.

Common questions

Stormwater treatment vault and filter cartridge questions.

Most manufacturers spec 12 months. Most Texas sites need it sooner. A site with exposed soil upstream can clog a cartridge in six or eight months. We check the drawdown, and if the vault is holding water between storms, the media is finished no matter what the calendar says.

Contech, ADS, Oldcastle, Stormtech, and Aquashield are what we see most in Bexar County, and we run OEM-spec media for all of them. If you've got an orphaned system nobody supports anymore, send a photo of the vault lid and the structure tag and we'll tell you what fits.

Yes. Every vault entry runs under a confined-space permit with an attendant, air monitoring, and a retrieval system. That isn't an add-on line item on your invoice. It's how the work gets done legally.

It's manifested and disposed of as regulated waste. You get the manifest with the service report, which is the document your MS4 asks for when they want proof the cartridges actually left the property.

Usually from two photos. Send us the vault lid and the structure tag, or the manhole ring if there is no tag, and we can name the manufacturer and cartridge type most of the time. If the tag is gone we pull the original site development plans from the city or county file and match the structure. That lookup is free, and it is how about a third of our filter clients start.

One or two spaces for part of a day, not the lot. We cone off the working area, set the confined-space equipment, and pull cartridges through the manhole. On a drive-aisle vault we schedule early morning or a Sunday so tenant traffic never sees it. Tell us the tenants who cannot lose access and we plan the sequence around them.
